How to read a UAE payment plan
Payment plans are a pricing mechanism, not a discount. Here is how to compare them properly before committing capital.

A payment plan changes when you pay, not what you pay. Two releases at the same headline price can carry materially different real costs once the timing of instalments and the handover balance are accounted for.
Start with the construction-weighted portion. A plan weighted heavily through construction transfers more risk to the buyer earlier, and should generally be accompanied by a stronger delivery record from the developer.
Then look at the handover balance. A large balance due at completion is a financing question, not a marketing feature. It needs to be planned against mortgage eligibility and expected valuation at the time of handover.
Finally, test the post-handover component. Post-handover plans can be genuinely useful for income-based buyers, but they are frequently priced into the headline figure. Compare against a cash-equivalent release in the same district before deciding.
