Reading the 2026 launch cycle

The defining feature of the 2026 cycle has been speed of absorption. Launches in Abu Dhabi and Dubai South have cleared in days, and in one case a tower cleared in hours.

The useful signal is depth of demand at specific price points, particularly for land-based product between AED 1.5M and AED 5M. That band is where buyer demand is currently deepest across both emirates.

The misleading signal is scarcity. A sell-out is a statement about a single allocation, not about a district. Most sold-out releases are followed by another phase, often priced higher, and early resale usually appears within months.
